Lighting and maybe more stuff around the place since its kind of empty.

Adjust the lighting so it doesn’t look so dark and you could add some fill to the terrain.

More lighting and trash cans. Some more parking spaces on the right side too like in the image you showed above. Nice job on this build!

A very non intrusive texture on the green backboard might add that little bit of realism that youre looking for. Overall, if this were in a finished map with buildings/terrain all around it, it would be impressively realistic looking. Super clean build.

light for sure bro that’s the most importing thing it can make a kid game to semi realistic one or the other way around
try using 3rd party textures and building materials for building cause Roblox ones are pretty basic
and mainly i would suggest you to make over layer textures i mean 2-3 textures combined which i do on blender they are the best they ( like you see the green back drop for the logo see it has a light green dots running around and popping it out make it as another texture
and not as an image )
if not i would suggest you to model each out and then group them into one to get that 3d look and even light bounce will make it more effective rather than a textured part …
use HDR light or any other which have custom option so you can change it in real time.
do play with transparency levels for the glass windows will help a lot for now it gives me bloxburg vibe which means you are in the right path kinda but yh again do need to improvise
major tip ( when ever i do a realistic build i usually over model it so that the building in the entirety doesn’t stay as a blox with textures but as a 3d replica ) try to remake as much as you can it will surely help it look good !!!
for now i can point out few :
- the brick lower wall
- the roof thingy near the entrance it has wedges try creating them
- you see how the green posts have gloss in them try making it
- the 3 head lights
- the white guide brick/ rock wall over the lower brown wall seems to be missing in your model
- trash cans ( its all the little things which elevate your entire build )
- try adding caution stickers on the walls
