When I zoom out, parts of the map are despawning in edit mode
I have no idea why this happens in edit mode. I have this problem since yesterday.

Have you tried increasing your graphics quality in File>Studio Settings>Rendering>Editor Quality Level? The issue your encountering has to do with your render distance.
