You could maybe some garbage around, or some vegatation around buildings
If you want to make your billboard sign much more older and beat-up, I would look into a SurfaceGui
. They offer flexibility when creating three-dimensional signs.
Adding filters like vignette and dust patterns can give your billboard much more character. You can also adjust its’ brightness which gives it a sort of “backlit” appearance (must have some sort of vignette to see the effect). But you should experiment with this!
But since you’re focused on your parking lot, I would add some broken cars or trash bags.

While the area is rural, it’s important to match the lighting with the surroundings.
For example you seem to have a lot of greenery and little to no pollution, to match that aesthetic I would introduce
but if you’re going for a gloomy look you could consider the following pointers

but all of them will require a good atmosphere to blend them all together.

if you ask me, I’d always tell you that lighting is key in every scene/game you’re making!

I believe there is nothing wrong with the current building you have, but those are just some extra options for you to chose from. Depending on the parking lot usage you can add to to it depending on that purpose. eg… Parking Meter.
